How many cars can I park at my home?
Due to space restrictions in the court, no more than two vehicles are allowed per home. Any additional vehicles will be towed at the owner’s expense.
If you absolutely must have more than two cars, please contact park management to see if additional land may be available for rent, depending on space available.
Can I add a deck, car shelter, or shed?
All structures must be pre-approved in writing by management. Adding a structure without approval is grounds for eviction. All approved structures must remain entirely within the boundaries of your lot and be maintained on a regular basis. You are responsible for weed-eating and lawn maintenance around any added structures. Poorly maintained structures are grounds for eviction.
When is rent due?
Rent is always due on the first day of each month, and must be received by the fifth day of each month to avoid late fees. It can be paid in the following ways:
Dropping off payments in person at 10 Lilac Lane, Sheridan, Montana. If using this option, be sure to get a receipt!
Leaving a check at the Ruby Valley Bank, payable to Sheridan Trailer Court
Mailing payments to PO Box 554, Sheridan, Montana 59749.
All late payments are charged 1% interest per month and assessed a $45 late fee.
Are utilities included?
Lot rent includes the city’s basic water and sewer fee, garbage pickup and mowing service.
Mobile home rent or house rent includes lot rent (with water, sewer, garbage pickup, and mowing service). Natural Gas and Electricity are not included, and residents must contact Northwest Energy to arrange for these services.
Can I add a new pet?
All pets must be pre-approved by management. Adding a new pet after you’ve moved in is grounds for eviction unless you’ve obtained approval. Additionally, all dogs must be restrained by leashes or fences at all times while in the court. Adding a new pet may increase your monthly rent.
Can I get a new roommate?
All people living in the court must be pre-approved by management. Adding a new roommate after you’ve moved in is grounds for eviction unless you’ve obtained approval. Adding a new roommate may increase your monthly rent.
Can I put up a fence?
All fences must be pre-approved by park management.
Park management will not maintain lawn inside fences, so once a fence is erected, the area within the fence must be kept mowed and free of weeds and debris. Failure to comply is grounds for eviction.
