Your Lot Is Beautiful. Let’s Keep It That Way!
Sheridan Trailer Court is nestled in the heart of the Ruby Valley, surrounded by mountains on all sides. We believe our Court is a beautiful place to call home, and we want to be sure you feel that way too. For this reason, we require
All homes must be kept in good repair. Peeling paint, broken windows or doors, or other signs of neglect are grounds for eviction.
All lots must be kept free of obstacles and debris so that park management can water and mow the lawns. Park management is not responsible for any damage caused by lawn watering.
No structures (such as decks, sheds, or fences) may be put up without prior written approval from park management.
All approved structures must be kept in good repair.
If you are approved for a fence, you are responsible for keeping laws mowed at least once a week and free of garbage and debris.
Your Lot Is Yours, Not Your Neighbor’s
At the Sheridan Trailer Court, we believe in the golden rule… Residents of the court respect each other’s spaces and keep their vehicles, belonging, pets, and approved structures well within the boundaries of their own lots.
Note that an exception may be made when both neighbors sign written agreements to share and be responsible for related costs if either neighbor moves or wishes to terminate the agreement.
You pay us. We pay your water, sewer, and garbage pickup and mow your lawn.
Lot rent is always due on the first day of each month. This allows the park management to pay for water, sewer, and garbage pickup. Obviously, paying on time is critical to maintaining important services, so park management will assess a $45 late fee for any payments not received by the fifth day of each month and interest changes will be accrued for any unpaid balances.
